Meet Nate Monson
Buying or selling a small multifamily property is rarely just a real estate decision. For many people it’s an investment decision — one that affects cash flow, long-term wealth, and financial stability.
That’s why my approach to real estate focuses on clarity before action.
I work with buyers, investors, and property owners navigating duplexes, triplexes, and small rental properties. These properties operate differently than both single-family homes and large apartment buildings. Owner-occupant demand, financing terms, rental income, and neighborhood dynamics all influence how buyers evaluate value.
Understanding those factors — and how they interact — is where thoughtful guidance becomes important.
My role is to help clients step back from the noise and evaluate decisions objectively. Sometimes that means analyzing whether a property truly works as an investment. Other times it means helping an owner understand what buyers in the current market are realistically willing to pay.
Real estate wasn’t my original career plan. I studied Sport Management at SUNY Cortland and originally planned to work in college athletics. But I quickly realized the part of work I enjoyed most was helping people think through important decisions one-on-one. That realization led me to real estate, where I joined Miuccio Real Estate Group and discovered how much I enjoyed the analytical and strategic side of the business.
Over time, many of my clients have been investors or homeowners involved with small multifamily properties. Some are buying their first duplex. Others are growing a portfolio or evaluating when it might make sense to sell after years of ownership.
Each situation is different, but the goal is always the same: provide clear information so clients can make decisions that actually align with their long-term goals.
Outside of work, I live in the Capital Region with my wife Alicia and our daughter Callie. We enjoy traveling, long walks, board games, and watching our daughter grow and discover new things. On the weekends you’ll usually find me watching a mix of sports — the Detroit Lions, Phoenix Suns, and Syracuse Orange are my favorite teams.
